Electrical and Safety Upgrades for a Period Property in Somerset

We were approached by a local customer in Somerset who had recently purchased and moved into a large, period property. This unique home was an amalgamation of three properties from different eras, each with its own set of challenges. During their initial house survey, a significant concern was the outdated wiring, lighting, and sockets, which needed to be updated to meet current safety standards.

Initial Assessment:

Our first step was to conduct a comprehensive survey and produce an Electrical Installation Condition Report (EICR). The EICR and visual inspection revealed numerous issues, deeming the existing electrical system “Unsatisfactory” according to BS7671 standards. Potential hazards included outdated wiring, insufficient grounding, and overloaded circuits, which posed serious risks such as electrical fires, shocks, and system failures.

The fire alarms, critical for ensuring the safety of the occupants, were indeed out of date. We recommended and subsequently installed new smoke alarm sensors in key areas, including the kitchen, hallways, and living spaces, adhering to the latest safety regulations.

To address the damp issue in the upstairs bedrooms, we inspected the loft space and identified poor ventilation as the root cause. We installed a Vent-Axia dehumidifier, a robust solution designed to prevent condensation, dampness, and moisture damage, thus ensuring a healthier living environment.

The intermittent exterior safety lights posed a security risk, so we upgraded these with reliable, motion-sensor lighting to enhance the property’s safety and provide peace of mind.
